The Real Number
Appreciation is not the same as value
Most homeowners have a rough idea that their home has gone up since they bought it. Few know by how much the market itself has moved, and that number is a useful starting point when you are thinking about equity, a move, or what comes next.
The calculator uses the Federal Housing Finance Agency House Price Index for the Charlotte, Concord and Gastonia metro area. It measures how prices on the same homes have changed over time, quarter by quarter, and it is published by a federal agency, not estimated by a website.
The Calculator
What the calculator shows you
- Enter when you bought and what you paid. The month, the year, and the price on your closing statement.
- It finds how Charlotte prices moved since that quarter. From your purchase quarter to the latest quarter of index data, with the trend charted.
- It shows your estimated appreciation. Your purchase price adjusted for market change, and the dollar change since you bought.
The market tells you the direction. Your home tells you the number.
